    The First Time Buyer Checklist for the Temecula Valley

    Buying your first home in Southwest Riverside County is one of the most exciting steps you will ever take. It is also a lot of moving parts at once. After twenty years helping families through this process, I put together a simple checklist so you know exactly what to do and in what order.

    Step One: Get Your Money Right

    Before you look at a single listing, look at your finances. Pull your credit report from all three bureaus. Add up your monthly debts. Figure out how much you have saved for a down payment and closing costs. If your credit score is below 640, spend a few months paying down balances and disputing errors before you apply for a loan.

    Step Two: Talk to a Local Lender

    Not every lender understands the Temecula Valley market. Mello Roos, HOA dues, and solar leases all affect your monthly payment and your loan approval. A local lender who has closed hundreds of loans in Menifee, Murrieta, and Lake Elsinore will spot issues that a national call center will miss. Get a real pre approval letter, not a pre qualification. There is a big difference.

    Step Three: Define What You Actually Need

    Bedrooms. Bathrooms. School district. Commute. Yard size. Write it down. Rank it. Then separate the must haves from the nice to haves. Buyers who skip this step end up chasing every new listing and burning out in three weeks.

    Step Four: Tour Homes With a Plan

    Pick a Realtor who works this valley every day. Tour homes in batches of three or four, not one at a time. Take notes and photos. Compare them the same night. Patterns will jump out fast.

    Step Five: Write a Strong Offer

    Price is only one part of an offer. Earnest money, closing timeline, contingency periods, and how you handle repairs all matter to a seller. In a competitive market, a clean offer often beats a higher one.

    Step Six: Inspections and Appraisal

    Never skip the inspection, even on a new build. The appraisal protects your lender. Your inspector protects you. Read every report closely and ask questions.

    Step Seven: Final Walk Through and Closing

    Do your final walk through the day before closing, not the morning of. Bring your Realtor. Verify every agreed repair is complete. Sign your loan documents, wire your funds, and get the keys.
