COVID-19 C.A.R. Updates | Menifee Real Estate

 

Businesses and organizations across the globe have created new safety protocols in 2020. In the same way, BRIX Realty is no exception and takes the safety of its clients seriously. The California Association of Realtors (C.A.R) released two new disclosures and best practice guidelines to help navigate the buying and selling process through this pandemic. Brix Realty is strictly adhering to these guidelines in Menifee real estate and all the areas they serve. 

C.A.R. created the guidelines based on Governor Newsom’s stay-at-home-order. Additionally, they outline suggestions for marketing, showing and closing on properties while maintaining compliance with CDC recommendations. 

The two new forms are:

  • Listing Agreement Coronavirus Addendum or Amendment (RLA-CAA): Sellers and listing agents are to sign.
  • Property Viewing Advisory and Declaration (PEAD): The seller, buyer, agents and anyone else who will be entering a property must sign.

Buyers often ask about their protection during the house-hunting process. BRIX Realty agents make sure to wear gloves, masks, and in certain cases foot covers while showing homes. There is minimal touching and regular hand sanitization during the showings.

With uncertainty rising among social and economic fears, it is easy to assume the real estate market is also volatile. The good news is that 2020 has ushered in historically low interest rates, keeping buyers incentivized. Those interest rates are supporting the market even among all the instability. 

If you are wanting to sell your home and are comfortable with the proceeds, today is a great time to act. Additionally, if it’s your primary residence, those proceeds are exempt of capital gains taxes on the first $250K for single persons. For married couples, on the first $500K. We do not know what the market is going to do months from now; however we know the benefits of taking advantage of TODAY’s market. Today, values are up, interest rates are at an all-time low, and the world of real estate is only moving upward.

The fact of the matter is, we only know what the market looks like TODAY. We can predict what it will do in the coming months, but we are living in a very unique moment in history. Even the most economically trained mind cannot know for sure what the housing market will do come January, 2021.

Today, mortgage interest rates have fallen to new historical lows. Data was released earlier this month by Freddie Mac, stating the 30-year fixed-rate average fell to an all-time low of 3.03 percent with an average of 0.08 point, it’s lowest level since tracking began. 

The Washington Post stated that “Since November 2018 when [the average interest rate] was 4.94 percent, it has fallen nearly 2 percentage points.”
